Before You Sell
What do you need to do before you list your home for sale?
Ok, you're ready to sell and you of course want to get as much profit as you can, so you can afford that dream home you're hoping to upgrade to. Now what? Where do you start? Fortunate for you, I am able to provide you with a super handy checklist, that's categorized by sections of the home, to make it less overwhelming. Each of my sellers receive this from me, along with any professional references needed along the way, such as handymen, electricians, painters, etc. I've even been known to pitch in myself on a couple checklist items, to help you through it as needed.
Tip: In my experience, the No.1 thing you can do for prep, is de-clutter. Grab the moving boxes, and start packing and purging the "nick-nacks" early. It has to be done eventually, so you might as well get started.The goal is to create an environment that allows the buyer to see their own things within. So, as much as you love that beautiful porcelain doll collection, it's time to pack them up, until you get to your next home. Aside from de-cluttering, there are of course numerous other tasks that can get your home sale ready. But don't worry, that's what the checklist is for!
Determining a Home's Value
What is a CMA?
A CMA is a Comparable Market Analysis.
Simply put, it's the process used to determine your home's value, by comparing research data to other homes around you. That's where I come in. The goal is to make sure you're receiving the most money you can, when we sell your home. It's important to understand, that ultimately, your home is only worth what a buyer is willing to pay for it and what a licensed appraiser determines its value to be. So, being able to intelligently use the data available, I'm able to calculate a realistic price range, that your home should be listed in, to prevent pricing too high or even worse, too low.
What about the Zestimate?
Is your home worth what Zillow says it is?
Ah yes, the zestimate. The magical computer generated value of your home, that doesn't require the knowledge of your brand new kitchen, or that A+ school system. Not! Don't get me wrong, I love Zillow. I use it myself from time to time, for its quick basic info and map feature. I've seen zestimates be pretty darn close to what it should be, though, I've also seen them be pretty far off. When it comes down to it, it's impossible for a computer to give you a true, realistic, value of your home. Although, that would be nice, wouldn't it? Unfortunately, the computer generated technology hasn't caught up enough, to factor in important features that can only be determined by a real person. Is your street more desirable than the next street over, or less? Did you just completely remodel the interior, or is it original to its build date 40 years ago? New roof, pluming or furnace? THE LIST GOES ON. As convenient as it would be, to have Zillow automatically know all these things, it's just not realistic.
